This is a first edition 1912 copyright, but a later 1916 printing. Overall pretty solid, honest condition for being over a century old. No missing pages, no torn pages, no bent pages, no writing, etc. Browning/foxing to the pages as one would expect from a 100+ year old book. Covers and spine show patina, or as one may say "character". However, again, not anything beyond what is expected for the age. The binding is in solid condition, and this book can be read without concern of any damage. If you prescribe to the ideals Mrs. White exemplifies, you may want to support a different seller of this book.
